We often get people asking why the HOA dues are so much.  One of the biggest reasons is the trash bill.  Not a month goes by that there are not items left at an enclosure somewhere in the Association.  Every item left is an additional charge on the monthly bill.  Some months, like August 2016 it ran an extra $187.25 because of all the items left outside of the dumpster.  If items are being disposed of and will fit into the dumpster please be sure to put them in rather than leave them beside the dumpster.

If you or a tenant are moving out, please make arrangements to have items removed or consider donating usable items to a local charity.  Also, if remodeling is being done, make arrangements with the contractor to remove the debris each day and not put it in the dumpsters.

Another big one is the water bill.  Please be mindful of leaking faucets or toilets that do not shut off.  Leaking toilets have been known to go through 100,000 gallons of water in a month.  It's easy to think "the faucet is only dripping slowly, it isn't a big deal."  Over time even one slow drip will be costly, and if there are several it's even more costly.

Keep in mind that while you don't have these bills come directly to you to pay, you are still paying them with your dues.  Keeping the cost of water and trash to a minimum will go a long way to keeping the dues down.
